Maintenance

Our exceptional construction team has prepared your new home! To ensure you are given the best quality suite, our Leasing Manager has walked through to make sure everything is perfect! Your suite will be freshly sparkled and our customized move in gift added prior to your move!

Fairfax Boutique has a Maintenance Technician at the community five days a week to take care of any work orders you might need! For any after hours requests, we offer an Emergency Maintenance Hotline!

We'd love to help! You'll just need to login to your RentCafe Portal and submit a work order online!

Once the office receives your work order, a Maintenance Technician will be to your suite! Work orders are completed the same day, if possible, or up to 24 hours after the request has been submitted!

You do not have to be present when a work order is being completed! Just make sure to mark 'YES!' when asked if we are permitted to enter your suite when submitting your work order online!

In the case you are locked out of your suite, you will just need to call the Emergency Hotline. We will have someone there shortly to unlock your suite. You will just need to provide your Photo ID!

You are more than welcome to hang items on your walls and decorate your suite! You'll just need to return things to the original condition upon moving out! We have detailed move out instructions when that time comes!

Amenities

The Pool and Pool Deck are open year-round! You'll be able to use that area from 10:00AM to 10:00PM!

Fairfax Boutique offers multiple options for parking - Covered Parking Garage / Not Covered Surface Parking / Reserved Garage Parking! We'll be able to pick out your parking package when you reserve your suite!

All suites at Fairfax Boutique include a washer and dryer!

Yes, we are pet friendly!

You'll have a One Time Pet Fee (Non-Refundable) of $350 due at the time of move in. For each pet, you'll pay a $40 Monthly Pet Rent.

Fairfax Boutique does allow cats and small dogs, max 35lbs. We do have breed restrictions. Please contact the front desk if you'd like additional details.

Yes! We're excited to offer a fenced in pet run where you can enjoy some outdoor space with your pet!

All appliances will come with your suite! Refrigerator, Stove, Dishwasher, and Microwave! Refrigerators have icemakers and water in the door!

We are able to get you in contact with our representative at Cort Furnishings to help you with furnishing your suite!

Please contact the front desk for potential furnished suites we might have available!

Depending on the time of year, we are able to offer a shorter term leasing option! Please talk with the front desk on how we can help!

We have partnered with National Corporate Housing. If you have a corporate housing need, let us know and we'll get you in touch with the right person to help!

Fairfax Boutique offers a Luxer One Package System! Each carrier will receive a code to deliver your package to a locked box! Once you're a resident, you'll automatically be enrolled! You'll receive an email that your package has been delivered and get a six digit code to unlock the Luxer Box!

You'll be able to enjoy the Fitness Center at Fairfax Boutique 24 Hours!

The Fitness Center comes with multiple ellipticals and treadmills. You'll get to enjoy the fitness machines, free weights, and a free membership with Mirror!

We do have quiet hours at the community so everyone can enjoy their stay here at Fairfax Boutique! The community space is free for our guests to use!

We recommend you scheduling an appointment to meet with one of our Agents. This allows us the time to learn about your move and find the perfect suite for you!

After you've decided that Fairfax Boutique is where you want to be, you'll just fill out your application online! One of our Agents can help you along the online application if needed! Once you submit your application, be sure to provide the office with the following: (1) Photo ID Copy, (2) Previous 30 Days Pay Stubs

Once you have submitted your application, your suite has been held for 48 Hours during the approval process. Typically, applications approvals can happen the same day, but can take up to 48 Hours!

You will pay a $200 Hold Fee and a $50 Application Fee (Application Fee, Per Adult) when you fill out your application. Once your application has been approved, you'll pay your security deposit and sign your lease!

We know there are lots of places to look and lots of information to take in! Just know that we are here to help along the way! There is no question to small, or too big. Need to know if your new favorite picture will fit on the wall? Need to know if your patio furniture will fit on your balcony? We've got the answers and are ready to help!

All payments are offered online through our RentCafe Portal! You'll be able to pay with ACH with no fee. There are options to pay with a Debit or Credit Card, with a small fee!

You'll just login to your RentCafe Portal that you created when applying for your suite! Go to our website and click the 'Residents' tab!

At Fairfax Boutique, you'll pay a monthly Live Well Fee of $60.

We do require renters insurance with a minimum of $100,000 Personal Liability Coverage. You'll need to have Fairfax Boutique listed as an Additional Interest so we receive you policy renewal annually!

Trash is included with your rent!

The office will take care of setting up your Electric and Water accounts! You'll just need to set up your Cable/Internet with AT&T.

AT&T Unverse is the Cable/Internet provider at Fairfax Boutique!

We would love for you to refer your friends and family! You'll receive a referral bonus when your friends move in! Call the front desk for more details!

We love for you to show off your community to your friends and family! We just ask that you accompany your guests when using the amenities and visiting!

Ask the front desk about longer lease options! You'll be able to lock in your rent for that length of time. We don't offer advanced payments, but you'll be able to set up automatic payment through the RentCafe Portal!

When you sign a lease at another Preferred Living community, you'll pay a new security deposit! We offer fully refundable deposits, so you'll get your current deposit back after your move out!

While we do not offer subleasing. You have the opportunity to complete a 'Lease Take Over'. Contact the front desk to additional information on this!

Fairfax Boutique offers the option to buyout of your lease! You would need to give a 60 Day Notice, and pay the Buyout Fee! Please contact the office for a quote on what your fees would be.

Location

Fairfax Boutique is located close to Ohio State University and Wexner Center! We're also close to 315 for easy freeway access all over Columbus!

We're in the Columbus City School District!

We have a Dog Park at Fairfax Boutique, but if you'd like to give your pup a change of scenery, be sure to check out Wheeler Memorial Park!

Yes, we have several bike trails near by Fairfax Boutique!

Fairfax Boutique is just minutes away from the Shops on Lane Avenue and Lennox Town Center!

Fairfax Boutique offers a Starbucks Coffee Bar in the Clubhouse! If you'd like to make a visit to the real thing, Starbucks is just a 5 minute walk away!

Directions

There is street parking in front of Fairfax Boutique, but we also have a few 'Future Resident' reserved spots inside our brick entry just for you! Once a guest, you'll receive a garage pass to park inside!
